    I. POSITION INFORMATION
    TITLE: Senior Advisor, Real Estate Investments (Apartments)
    WORKPLACE: Centre CDP Capital, Montréal

    II. OVERVIEW
    The Senior Advisor, Real Estate Investments (Apartments), conducts comprehensive analysis of acquisition, disposition and development proposals, notably those related to the apartment sector in Canada and the United States. The professional is responsible for keeping on top of the latest market developments. He or she checks underwriting assumptions against market data via his or her external network (appraisers, brokers, managers, etc.) and international resources at SITQ. He or she prepares recommendations about each project analyzed for subsequent presentation to the Senior Director, Investments.

    The professional is also responsible for carefully planning and executing due diligence pertaining to financial, physical, tax, legal, environmental, insurance, debt and market issues. He or she coordinates with external contacts (lawyers, sellers, tax specialists, consultants, etc.) and other SITQ departments during the investment process.

    III.  RESPONSIBILITIES
    1.Assist the Senior Director, Investments, in the evaluation and execution of investments in apartment properties in Canada and the United States.
    2.Conduct preliminary analysis of investment projects, including financial analyses, and provide an evaluation of the strengths and weaknesses of a project to the Senior Director, Investments.
    3.Possess an in-depth knowledge of SITQ's target markets and have a solid network of industry contacts (appraisers, brokers, managers, etc.) in order to have access to the up-to-date information required to accurately assess markets and investment projects.
    4.Communicate directly with brokers/sellers to obtain documentation or information required to analyze investment projects.
    5.Conduct and validate the analysis of underwriting assumptions, including a complete financial analysis of transactions. Obtain the necessary evidence to support all data/assumptions contained in the analyses.
    6.Plan and oversee the implementation of the due diligence process. Coordinate with external resources (partners, brokers, asset managers, etc.) and internal resources (portfolio management, financial services, taxation, legal affairs, asset management, risk management, insurance and development) in order to gather and provide relevant information about investments, within the established timeframe.
    7.Assess risks and issues identified during the due diligence process and resolve with professionals and partners.
    8.Keep due diligence files in order and retain analysis used to support recommendations.
    9.Take part in the implementation of the legal or tax structure of investments in order to maximize returns on invested capital.
    10.Draft documents containing a summary report on all relevant information on investment proposals being reviewed for presentation to the investment committee and/or board of directors for approval.
    11.Assess the relevance of his or her work and make recommendations or observations to the immediate superior and/or other members of the investment team.
    12.Carry out any other related tasks requested by the immediate superior or required as part of the job.

    IV. SUMMARY OF QUALIFICATIONS
    - Bachelor's degree in real estate finance and/or management or equivalent experience.
    - 6 to 9 years of relevant experience in analysis and/or management of investment projects in the apartments sector.
    - Solid grasp of various real estate documents (leases, mortgages, management agreements, location certificates, partnership agreements, asset management agreements, property financial statements).
    - Availability to travel locally and internationally with short notice.
    - Availability to work flexible hours.
    - Ability to work under pressure and to meet tight deadlines.
    - Fluently bilingual (English and French, written and spoken).
    - Advanced knowledge of Excel, Word, PowerPoint, etc.
    - Solid integrative skills; detail-oriented and naturally inquisitive.
    - Strong interpersonal and organizational skills; self-motivated and self-sufficient.
